Fair Housing & Non-Discrimination Policy
Effective July 17, 2026. This policy applies to every family, resident, operator, staff member, and visitor who uses Group Home Listing ("Platform").
Group Home Listing supports the letter and spirit of the U.S. Fair Housing Act (42 U.S.C. §§ 3601 et seq.), the Americans with Disabilities Act (ADA), Section 504 of the Rehabilitation Act, and all applicable state and local fair housing, civil rights, and residential care licensing laws.
1. Our commitment
Every person deserves a safe, dignified place to live. We do not allow discrimination on the Platform, in any listing, search result, message, tour, reservation, placement, pricing decision, eviction, or termination based on any legally protected characteristic, including:
- Race, color, or ethnicity
- National origin, ancestry, or immigration status (where protected)
- Religion, creed, or spiritual practice
- Sex, gender, gender identity, gender expression
- Sexual orientation
- Familial status, pregnancy, or presence of children
- Marital status
- Disability, medical condition, or genetic information
- Age (where protected by state or local law)
- Source of income, including Medicaid, Medicare, HCBS waivers, VA benefits, SSI/SSDI, Section 8, and other lawful public assistance
- Military or veteran status
- Any other classification protected by federal, state, or local law
2. Operator obligations
By listing a home, operators agree to comply with all fair housing and anti-discrimination laws. Specifically, operators must:
- Apply the same admission criteria, questions, pricing, and terms to every prospective resident.
- Base admission decisions only on legitimate care fit, licensed scope of practice, verifiable safety concerns, and lawful business requirements, never on protected class.
- Refrain from using coded language, "steering," or descriptions that would exclude or discourage members of a protected class.
- Consider reasonable accommodations and reasonable modifications for residents with disabilities, unless doing so would create an undue burden or fundamental alteration of licensed services.
- Accept lawful sources of income where required by law, and disclose accepted payment types honestly.
- Comply with all state licensing rules governing admission, retention, and discharge of residents.
Violations can result in listing removal, account termination, reporting to licensing authorities, and referral to HUD, state civil rights agencies, or law enforcement.
3. Family & resident obligations
Families and prospective residents also agree not to make discriminatory requests to operators through the Platform, such as requesting a home that excludes members of a protected class. The Platform will refuse to facilitate discriminatory requests and may suspend accounts that do so.
4. Reasonable accommodations & modifications
Under the Fair Housing Act and ADA, residents with disabilities may request reasonable accommodations (changes to rules, policies, practices, or services) and reasonable modifications (physical changes to the unit or common areas). Operators must engage in a good-faith interactive process. Assistance animals are not "pets" and pet fees or "no pet" policies cannot be used to exclude them.
5. How to report discrimination
If you believe you or a loved one experienced discrimination on the Platform or at a listed home:
- Report it to us through our Trust & Safety report form or by emailing trust@grouphomelisting.com. Include the home name, dates, people involved, and what happened.
- File a complaint with the U.S. Department of Housing and Urban Development (HUD) within one year at hud.gov/fairhousing or 1-800-669-9777 (TTY 1-800-877-8339).
- Contact your state's fair housing or civil rights agency, and if the concern involves resident care, your state's licensing agency or long-term care ombudsman.
We take every complaint seriously and investigate them extensively with a resolve. Retaliation against anyone who reports discrimination in good faith is strictly prohibited.
6. Platform enforcement
We may remove listings, suspend or terminate accounts, withhold payouts, and cooperate with regulators and law enforcement when we find credible evidence of discrimination. This policy is incorporated into the Family & Guest Terms and the Operator Terms of Business.
